Welcome to our beautiful retreat in the heart of Rural Sussex. This lovely self contained and fully equipped annexe is part of an 18th century barn conversion. Tucked away at the end of a private lane in the hamlet of Small Dole with uninterrupted views across the South Downs National Park, it's a perfect base for exploring the area. We're 30 minutes from Gatwick (parking and transport can be arranged) and Brighton, historic Arundel and glorious Goodwood are all within easy driving distance.

Orchard Annexe has its own entrance, with small Summer house & patio area. The annexe has WIFI, tea/coffee, fully equipped kitchen, TV. Upstairs bedroom & Whirlpool bath. Air Cooling system. Double sofa bed in the lounge. Downstairs toilet. Parking on drive. Barnham station 5 mins drive. Pub & fast food restaurant 5 mins walk. Beach 15 min drive. Ideally located for fontwell racing & Goodwood. Arundel & Chichester 10 min drive, local walks & cycle routes on doorstep. Easy access to A27.

Large guest house

The spacious annex has a separate guest entrance and off-street parking. Guests can use the private patio and there are facilities for breakfast of toast & cereal (included). Located down a private drive in the heart of Liphook within walking distance of many local amenities (3 pubs, supermarket, cinema, take aways). The train station is only a 7 minute walk away and a 2 minute walk from a bus stop. We are on the edge of the South Downs National Park with some stunning walks from the house.

South Downs Way Loft ( Tinpots)

The Loft We’re situated a stones throw from the South Downs Way, approximately half way between Winchester & Eastbourne. Ideal for those who are walking/cycling the SDW. The loft is a bright & comfortable studio. Ideally for 2 adults, but a 3rd adult/child can be catered for, a Z bed is available on request. There is a king bed, kitchenette, shower room, 2 comfy chairs & tv. Patio doors to a deck, BBQ, with stunning views onto the surrounding fields. Here you can see the free range pigs.

Across the road from Fontwell Park Racecourse and close to Goodwood, Chichester and Arundel. Within close walking distance of a Mini Waitrose and a pub with excellent food by the Fontwell Roundabout. 3 miles from Barnham station with taxis and frequent trains to Gatwick and London.

This is a split-level chalet bungalow. Although private, the accommodation is not self-contained and the short hallway is shared with the host. The host is committed to the Enhance Cleaning Process and Safety Requirements created by Airbnb. There is an extra charge for the use of the single room. Price quoted is for 1 or 2 people sharing the double room. Guests have private use of shower/toilet and of the open plan kitchen, dining and sitting area, Smart TV including WIFI.

Just a few minutes walk from the beach this luxurious space has it’s own private entrance, king size bed, en-suite shower room and garden terrace area. Luxurious fabrics, LED twinkly ceiling lights, built in Bluetooth speakers, underfloor heating, hot drink making station TV with freeview and free WiFi makes for a 5 * experience at a fraction of the cost.

The property is a loft conversion on the first floor of our bungalow. It offers spacious open plan living area and is perfect for couples. Please give us the heads up to know if you need the sofa bed (there is a charge of 25.00 to cover our extra laundry costs). We welcome all couples of every gender type and combination. Part of a converted Victorian School which is now a family home. Tea and coffee making facilities provided, kettle, toaster and fridge. The house is a 5 minute walk into Billingshurst, a pretty village at the heart of beautiful West Sussex, with great pubs, cafes, supermarket and shops.

NEWLY REFURBISHED. The annexe is a self contained bright studio of roughly 25 square meters with its private and secure entrance, close to the main house, so we are not far away for help and advice. We are situated in a very beautiful spot of Sussex, 10 minutes to Ashdown Forest and only 20 minutes from Gatwick. We are 3 miles away from the center of the charming market town of East Grinstead. Unfortunately there is no public transport close to us.
