HISTORY SERENITY AND LUXURY A STONE 'S THROW FROM VENICE We welcome you in an apartment of new renovation, in a building intended for tourist rental with luxury and vintage finishes, located inside the original park of a Villa Veneta, in a beautiful monumental area of Mestre, quiet, safe and rich in greenery in a context that inspires meditation and serenity, a luxurious alternative to hotel excitement and tourist chaos. The historic center of Venice is easily reached by public transport in 20 minutes. Bus and train stops are 1-7 minutes walk from the apartment. Venice airport can be reached in 40 minutes by bus or in 13 minutes by car . The central station of Mestre can be reached in 9 minutes by car and in 16 minutes by bus. The motorway network can be reached in 5 minutes. The apartment is an excellent base for visiting all the places of historical and landscape interest of the Veneto Region. The centers of Treviso, Padua, Vicenza, Verona, are easily reachable by train. Cortina D'Ampezzo can be reached by car in about 2 hours. The Riviera del Brenta can be reached by car in 30 minutes. The city center of Mestre can also be reached on foot in 20 minutes; about 7 minutes walk you will find shops, restaurants and all the services you may need. Less than 10 minutes walk away is the commercial area of the city with supermarkets and meganegocios. Villa Salus Hospital is a 14-minute walk away. Ospedale dell 'Angelo can be reached in 30 minutes on foot, 18 minutes by bus and 6 minutes by car. The accommodation is an ideal solution for a weekend dedicated to visiting Venice and surroundings or to meet the housing needs for a short trip to work or study (within the time limit imposed by law of no more than 30 days). The apartment of about 52 square meters of useful surface is on the ground floor, very bright, with access to a garden with porphyry pavement, flowerbeds and English lawn. It can comfortably accommodate up to 5 people. It has an entrance, a large living area with kitchenette, a double bedroom and a bathroom. The kitchen is fully equipped with crockery, with hob, traditional oven and microwave, fridge, sink, cutting board, toaster, kettle and coffee maker. The living room is furnished with: an original Luigi Filippo fireplace in marble (which is not allowed to use), a two-step ladder with antique wrought iron parapet, a large round extendable wooden table, n. 5 chairs, a double sofa bed, a single sofa bed, a sideboard with TV, a stem lamp, a laptop station, set of two round tables, a trolley. Bohemian crystal chandelier and Mesmeri wall lamp by Artemide, antique white lacquered doors with glass. Floors in “cemenine” Fioranese. In the entrance there is a large mirror on the wall and an umbrella holder. The double bedroom is furnished with a double bed padded with a container, a bedside table with reading lamp, a wardrobe with chest of drawers and two-door mirrors, a wall bookcase with doors, a crystal bedside table, a suitcase bench in oak stripe, a Mesmeri wall lamp and a chandelier ground in Bohemian crystal. The bathroom with French window is furnished: with sink and mirror, toilet, bidet, shower with shower head and shower, lacquered furniture with shelves, object trolley, ironing board with iron, clothesline and hygiene accessories. The lighting is ensured by recessed spotlights and a spotlight on the mirror. The apartment is air-conditioned with air conditioning and underfloor heating. The safety windows are from the company Schuco with glazing and built-in electrified Venetian curtain. The windows are equipped with wooden shutters. The rooms are illuminated with designer appliques. Floors and coverings are in fine porcelain stoneware and in "Cementine" by Fioranese Wi-Fi is free. CHECK-IN AND CHECK-OUT Check-in is scheduled from 3.30 pm to 8.00 pm. The timetable must be communicated in advance, at least one day before. After 20.00 it is necessary to agree the arrival time and a refund of €20.00 will be applied. After 22.00 there is a refund of €50. Before 15.30 it is possible to take possession of the apartment if there are no guests departing and if the time is agreed in advance. The guest must sign a rental agreement at the time of booking confirmation and must present an identity document at check-in. You must also pay in cash the amount provided for the tourist tax imposed by law by the Municipality of Venice; the host will be responsible for paying it to the treasury. Any access during the stay by the employees to the technical rooms inside the apartment will be notified in advance. At the time of reception, the staff will present the apartment to the guests and check with them the integrity of the equipment provided. Overnight stay entails the payment of the tourist tax due to the Municipality of Venice, which is not included in the price of the accommodation. The 2019 rate from the first of February amounts to € 4.00 per person/day for the first 5 days - from 10 to 16 years of age the amount is € 2.00 - from 0 to 10 years of age the tourist tax is not due - as established by the Tax Office of the Municipality of Venice -. Tourist tax must be paid at check-in. The accommodation must be left free at the time to be agreed and in any case by 10.00 am on the day of departure. Guests are invited to leave the kitchen tidy, the dishes clean and the garbage packed. Upon return, the person in charge of the check-out will check with the guest the integrity of the equipment provided. In the case of breakages or subtractions, an amount equal to the repair cost or the value of the subtracted objects will be charged. Minimum stay is 2 nights Smoking is prohibited inside the premises Pets are not allowed The apartment cannot be used for parties and convivial parties. REFUND IN CASE OF CANCELLATION OF THE RESERVATION If the guest cancels up to 15 days before the booked date, they will get a full refund. If the cancellation takes place up to 7 days before, the refund will be 50% of the nights and all costs. If it occurs within 7 days prior to the expected date of arrival there is no refund. Interaction with guests Before your arrival you will receive by mail additional information and advice that will be useful to make your stay comfortable. Inside the apartment you will find a detailed description on the use of household amenities and on the services you may need during your stay. You can still contact me for any emergencies. The apartment is located in a quiet residential area, a few steps from the train stop that leads into beautiful Venice. The surroundings boast shops and restaurants of all kinds and athletes can access different footpaths. The historic center of Venice is easily reached by public transport in 25 minutes. Bus and train stops are a 3/5 minute walk away. Venice airport can be reached in 40 minutes by bus or in 13 minutes by car . M.Polo Airport: approx. 10 km, 15-20 minutes by car To get to your accommodation, from Marco Polo airport there is no direct connection with buses, trams and there is no dedicated railway line. Therefore - provided that the length of stay does not suggest the rental of a car - it is preferable to use a taxi (on specific request for an airport trip to Via Trezzo the amount indicated - June 2017 - is around €. 30) The use of the bus requires the change of 2 buses (a small bus has a duration of 75mn) and requires more time. Loved our stay at Paola's apartment! It was clean, beautiful, and plenty spacious for our family of 5 to spread out and relax. We all thought the beds were especially comfortable! The location is amazing - St. Mark's Square is just a few minutes by foot, and there is a water taxi spot right outside the apartment. Paola is a wonderful host. She was very helpful in booking us our water taxi upon arrival and departure, which we really appreciated. She took the time to show us around the apartment and explain everything, and also had an extensive list of recommended restaurants, shopping, and activities which we found really helpful. Coming back to this spacious and comfortable apartment after hours of walking and sightseeing was a real treat. We would absolutely stay here again if and when we're lucky enough to be back in beautiful Venice. Grazie mille, Paola!

Everything was perfect. High class resort like property with wonderful host and his family. Fully equipped kitchen, fantastic for cooking in with beautiful grounds for dining outside or inside Everything just right including the bathroom nice comfortable bed for sleeping great shower, comfortable TV watching area. I could’ve stayed full-time. Outside there’s bikes and kayaks for us. That are fantastic. You cannot go wrong. Host was great and gave us the down low regarding getting on the bus and going into Venice six euros round-trip for two people. What’s not to like? It was a perfect experience. No doubt about it. I’m going back for a longer stay. Venice is great, but just chilling around his little town and relaxing on his property is fantastic. Nothing short of spectacular.!

Lucia makes you feel at home right away. And what a place to call home. The area is an absolute delight - away from the noise but close to everything you could want. The apartment itself is nice and the amenities are absolutely exceptional. She has stocked up generously on absolutely everything you could need - from chargers, sunscreen, towels, fruits and food. Host gave us information on the water buses (water taxis)! That turned out to be extremely helpful to get from island to island. Buy the one, two or three day passes depending on how long your stay will be.

My wife and I stayed at Isabella's place for 3 days. It was perfectly situated in Mestre, which is a mainland city in Venice. just a 30 minute bus ride from the Grand Canal. public transportation was very convenient. The main bus stop was 20 m away from the entrance of our apartment. you get to the center of town in 10 minutes. another 10-15 minutes you're at the canals. If you're using public transportation I recommend that you download the Moovit app. it was a lifesaver for us. gives you all of the bus and train and tram information with a real-time digital updates. Isabella was lovely very responsive. very helpful giving instructions about how to travel and where to go.. We would definitely rent our apartment again the next time we're in town.

Staying at Paola’s place is something that I highly recommend. She is very communicative and nice ☺️, gave us many recommendations and tips for the public transport. The room was exactly like the pictures, as well as the bathroom. We had an amazing time in Lido and we are planing to come back to her place again!

What a lovely apartment, very conveniently located for the vaporetto stop. Communication was excellent and the check in process was smooth. There were a number of restaurants within easy access. The apartment was well equipped and had a very relaxing feel, and would definitely look to stay there again on future visits to Venice.

Daniel is wonderful, friendly and extremely hospitable! The dwelling met all the specified characteristics. There were no problems with transport, the perfect option to visit the island of Venice and return back. We really liked it, we definitely recommend this place for your travels!

We travelled as two couples and Alessandro's place checked all the boxes for us. Located very close to Piazza San Marco and minimal walking distance from the St. Angelo vaporetto stop, it allowed quick, easy access by foot or water to everything we wanted to see. Located one floor up, it was easy to carry bags in/out and climb after a day of walking. Two bedrooms; one very large, one smaller provided a comfortable sleep. The kitchen is a galley style, but provides all the necessary stuff including a clothes washer (we did not use). A stylish, large bathroom with walk-in shower was a welcome at the end of the day. Alessandro emailed greetings one week prior to arrival, met us personally upon arrival, responded quickly to any questions and provided numerous suggestions for enjoying the city. This is a beautiful local neighborhood close to all the best that Venice has to offer, but surrounded by parks and quiet streets. Via Garibaldi, just around the corner, quickly become our favorite street! Wonderful restaurants, shops and small grocery stores frequented by locals. Enzo was a very communicative host- you can ask him for recommendations and directions and he responds quickly. The apartment is located between Vaporetto stops Giardini and Arsenale. There are 32 fairly steep steps to climb from the entrance to the apartment, so pack light! The beds are super comfortable memory foam, and we thoroughly enjoyed our stay!

Alex is a truly wonderful host. I stayed in her apartment in Mestre for three months while working at the university in Venice and she was friendly, welcoming, and kind. The apartment is lovely and cozy; perfectly situated in a walkable neighborhood right next to public transportation and a super market. To get into Venice, you only need to take the tram 1 which comes every 20 minutes or so and after having stayed in Venice proper multiple times, I found I preferred the quiet and getting away from the crowds. I cannot recommend Alex's place enough and I will be staying with her again when I return for work.

Our second time staying there. Great place away from the madness of St Marks sq but only a few mins on the ferry (which is very frequent). The island has lots of nice restaurants and bars and is very relaxing. I highly recommend staying here.

We spent a almost a week in the lovely apartment by the sea. It's a great place to stay if you want to visit Venice but stay outside in the more relaxed Lido area. There a nice restaurants and cafés as well as small shops nearby. We enjoyed staying in the carefully designed apartment. Federico was a great host, who gave us a personal reception and gave us tips about the area. Eventhough we were delayed, he waited for us unti we got there. Would definitely recommend and hope to be back another time.

Absolutely loved this home! It was so special and thoughtfully decorated. Cristina and Frederico were also incredibly kind and welcoming - truly the best hosts that I have ever experienced using Airbnb. Cristina personally met us up on our arrival, took the time to ensure we were comfortable, and even had a map to show us were to go on the island. There were also so many personal touches throughout the home. It is clearly loved and they are so happy to share it with guests. Unfortunately, it rained quite a bit during our time in Venice but I will definitely be returning to this location and recommending it to friends and family. It was very conveniently located near the Pizzale Roma train station and was within walking to so many wonderful things! Cristina was also very responsive with any questions and provided us with so many wonderful recommendations during our stay. Don't hesitate to book this wonderful home! The pictures don't even do it justice. You will not be disappointed!
