From the 3 terraces and from the house there is a lot of sun all around mountain views and with a southwest orientation. Not a very quiet location, as close to the Bundesstrasse (soundproof windows available)

Located right next to the subway stop, you reach Marienplatz in 6 minutes, the Allianz Arena in 12 and the Oktoberfest in 15 minutes By foot it's just a couple of minutes walk to the Englischer Garten.

It is located in a rural lakeside location, sunny in a large idyllic garden with old trees, which borders a pasture with a stream and chapel to the south. Hiking trails are right outside the door.
