The annex is a lovely relaxing place to stay. Accessed by the main front door one then enters one's own private space. Recently converted it offers a fantastic double room. It is very light and airy. Fully heated so nice and cosy. There is a television with sky and wifi, table and chairs and basin. Downstairs there is a bathroom, with heated towel rail and luxury bath with hand held shower. twin room downstairs next to the bathroom. NO ACTUAL KITCHEN!! fridge, toaster, kettle, microwave

My place is close to Newmarket races , town centre , horse racing gallops , Cambridge . My place is good for solo adventurers, business travellers, and families (with kids). This is a great Private room with wet room , twin beds and a camp bed for a third guest . plus kitchen area with the essentials kettle , toaster , microwave , fridge , it also has a single electric hob . It is a quiet location and separate from the main house , there is a back gate entrance ,use car park in scaltback drive.

Copse House is the old village Police House. situated outside of the village in two acres, with its own paddock/stables. The garden and paddock are totally dog safe and secure. Guests have total access to the paddock if required to exercise their dog. One main bedroom with double bed. However the lounge has a sofa bed that we can provide bedding for another person or couple on request. The Annexe is totally self contained, it has its own drive and enterance. IMPORTANT: THERE is NO KITCHEN only mini fridge and microwave for OCCASIONAL USE. The Studio has private entrance from the GARDEN door on the right of the main house, with a secluded walled courtyard with decking NOTE: 1. there is NO GUARANTEED parking nearby. 2 there are several steep/uneven steps, so it’s NOT suitable if you have mobility limitations.

The Hare’s retreat is one of two accommodations on site, the other ‘The Kingfisher Studio’. (not in view of each other) A beautifully converted garage/annex with its own independent access and garden. Located 150m off the A134, opposite Nowton park, and only 1.5 miles from the town centre. We are offering a comfortable modern guest suite in the riverside town of Wivenhoe. The room is a guest suite on the ground floor in our family home and you will have complete privacy. The room has its own en suite shower room and one double bed. There is a small kitchenette with tea and coffee making facilities, as well as a small fridge, sink, toaster & single induction hob. There is a smartTV as well as WiFi.

Guests will have use of part of the south facing garden and parking for one vehicle is in a shared driveway.
