Welcome to our beautiful retreat in the heart of Rural Sussex. This lovely self contained and fully equipped annexe is part of an 18th century barn conversion. Tucked away at the end of a private lane in the hamlet of Small Dole with uninterrupted views across the South Downs National Park, it's a perfect base for exploring the area. We're 30 minutes from Gatwick (parking and transport can be arranged) and Brighton, historic Arundel and glorious Goodwood are all within easy driving distance.

Sandy Lane Cottage 'The Annexe'

A peaceful 1 double bedroom en suite annexe (attached to house but seperated by a locked door) within the South Downs National ParK. A short drive takes you to Goodwood, Arundel, miles of South Downs Way walking and various beaches. We offer a self catering kitchenette with light airy living space. Great for walkers, weddings, bikers and for the various Goodwood events (private drive with or garage parking). Very child friendly. Also Qual Sports/remedial massage therapist on site book with Fi.

Wee Wych, Hurstpierpoint-1 bedroom private annexe

Located up the private drive of Halton Shaws is the former Coach House, Wych House. Built in 1897 to house the horses of Halton Lodge this impressive dwelling enjoys a quiet spot close to the center of the bustling village of Hurstpierpoint. In 2019 the Nelson family moved in and set about renovating this beautiful Victorian property. Separate from the main house and accessed through the double garage doors is Wee Wych. This immaculately finished annexe is a 1 bedroom, 1 bathroom guest suite.

Within a family home but with your own private entrance and staircase (no shared areas). South Downs Way Loft ( Tinpots)

The Loft We’re situated a stones throw from the South Downs Way, approximately half way between Winchester & Eastbourne. Ideal for those who are walking/cycling the SDW. The loft is a bright & comfortable studio. Ideally for 2 adults, but a 3rd adult/child can be catered for, a Z bed is available on request. There is a king bed, kitchenette, shower room, 2 comfy chairs & tv. Patio doors to a deck, BBQ, with stunning views onto the surrounding fields. Here you can see the free range pigs.

Paradise for walkers/cyclists/writers/photographers,artists & those who want peace & quiet. Our road is quiet almost silent except for sheep, cows & seagulls! Garden room has king size OR 2 singles -shower room & heating. Tea/coffee/Courtyard space, bistro seating. Buddy's Rest is at the rear of our property 1 night may be available. This beautiful, newly renovated, studio barn is a perfect break for couples, families, walkers, cyclists and runners alike. Mainline station with direct trains to Gatwick and London Victoria. DOGS are only allowed if booked in, at a charge of £15 per stay.

With plenty of local walks and visitor attractions nearby such as steam railways, vineyards, national trust properties and quaint villages. Own transport is needed, although the local bus connects to Haywards Heath and East Grinstead.

A self-contained 2-bedroom flat , semi-detached to our home with separate access on the idyllic Kingston Ridge . Ideal for walkers, the South Downs way is at the end of the private no-through road, or the County Town of Lewes is a 2 mile walk away (or a ten minute drive). Brighton is 8 miles down the road, with a regular bus service. The apartment is ideal for 4-6 people but has a maximum capacity of 8 (sofa bed). N.B. We have a very friendly dog.

NEWLY REFURBISHED. The annexe is a self contained bright studio of roughly 25 square meters with its private and secure entrance, close to the main house, so we are not far away for help and advice. We are situated in a very beautiful spot of Sussex, 10 minutes to Ashdown Forest and only 20 minutes from Gatwick. We are 3 miles away from the center of the charming market town of East Grinstead. Unfortunately there is no public transport close to us.
